Start with the air

Mold's basic recipe is moisture plus warmth plus organic material, and Pompano Beach's climate delivers the first two continuously. Summer dew points sit in the 70s for months; outdoor relative humidity lives between 70 and 90% much of the year; and winter — the "dry" season — is dry only by South Florida standards. Indoors, the fight is to hold relative humidity below about 60%, the line above which mold gets comfortable on ordinary household surfaces. Every open door, every under-run AC, every muggy week the system loses ground moves a house toward that line with no leak required.

Then add the water events

On top of the baseline humidity, coastal Broward stacks genuine water events. Hurricane season (June through November, peaking August–October) brings wind-driven rain that tests every roof seam and window seal at pressure, plus surge risk — during Irma in 2017 a Pompano Beach canal sensor recorded water more than three feet above normal. King tides each fall push seawater backward through the storm drains, flooding low canal-front streets on rainless days and repeatedly wetting seawalls, garages, and slab edges. Summer downpours drop an inch or more per hour onto flat coastal ground with drainage that backs up exactly when it's needed most. First Street's modeling puts roughly 93% of the city's buildings at some flood risk — here, water is a scheduling question.

The housing stock has its own habits

  • Slab-on-grade concrete block is the regional standard — durable and mold-resistant when dry, but it puts living space at ground level where tide and storm water arrive first, and stucco hairline cracks wick rain into wall assemblies.
  • Midcentury vintage. Huge swaths of the city — Cresthaven, the Highlands, Snug Harbor, Leisureville — were built in the 1950s–70s, meaning original roofs many cycles in, galvanized-era plumbing at end of life, and additions whose junctions leak.
  • Condo towers and communities. From the beachfront to Palm Aire and Cypress Bend, shared roofs, stacked plumbing risers, and seasonal vacancy create mold patterns single-family owners never see.
  • Barrel tile and flat roofs. The tile isn't the waterproofing — the underlayment beneath it is, and it ages invisibly. Flat sections pond in summer rains.

Salt air, the quiet accelerant

Within a mile or two of the ocean, salt-laden air corrodes the metals that keep water out: roof fasteners and flashing, window and slider frames, and AC coils and cabinets, all of which fail years earlier than they would inland. Salt residues are also hygroscopic — they hold moisture in materials they've touched, which is why king-tide-wetted walls never quite dry between events.

And the AC paradox

Air conditioning is the region's great dehumidifier and its most common mold source at once. Running nearly every day of the year, the system condenses gallons of water daily across a cold coil into a drain pan and condensate line — a permanently wet machine parked in the airstream. A clogged drain floods the closet; an oversized unit cools without dehumidifying, leaving the house cold and clammy; ducts sweat in hot attics. And when any of it grows mold, the blower distributes spores to every room. What this means for you

None of this makes mold inevitable — it makes moisture management a year-round habit rather than a seasonal one. Hold indoor humidity at 45–55%, service the AC yearly with a float switch on the drain, check the roof and seals before each storm season, respect the fall tides if you're near the water, and treat any water intrusion as a same-week drying job. Homes here that follow that rhythm stay dry for decades.
